WHY CHOOSE A PROFESSIONAL PROGRAMME

Inspection-led
Carefully planned
Property-conscious
Ongoing monitoring

A considered treatment plan

Termites are hidden. Your treatment plan should not be.

Subterranean termites can move through soil, cracks, service routes and concealed voids before visible damage appears. A professional assessment helps identify likely entry routes, understand building constraints and determine the right combination of soil treatment, proofing, baiting and monitoring.

PestCare plans each treatment around the property, its occupants and construction requirements, providing a clear treatment programme with practical preparation and follow-up guidance.

Treatment options

Built around your property and its construction stage.

There is no one-size-fits-all treatment for every property. The right approach depends on the construction stage, accessibility, signs of termite activity and the property’s future risk.

Pre-construction Treatment

Accessible soil, foundations, backfill areas and service trenches can be treated before the slab is completed, with works coordinated to the construction schedule.

Corrective Treatment

Existing properties may require controlled drilling, soil injection and careful resealing where termite activity or likely entry routes are identified.

Inspection and Monitoring

Follow-up inspections and monitoring help assess treatment progress, identify new activity and maintain long-term protection as site conditions change.

Start with a professional inspection and tailored recommendation.

What is termite soil treatment?

Termite soil treatment, also called chemical soil-barrier or anti-termite soil treatment, involves applying an approved liquid termiticide to soil around or beneath a building’s foundation. The objective is to form a continuous treated zone between subterranean termite colonies and the structure.

Modern non-repellent termiticides are designed to be difficult for foraging termites to detect. When termites pass through a treated zone, the active ingredient can be carried back to the colony through contact and social interaction. The product, concentration, application rate and treatment pattern must always follow the product label, site assessment and applicable Singapore requirements.

Why termite soil treatment is important for properties

Subterranean termites search for cellulose in timber and other building materials. They may travel through soil, cracks, expansion joints, floor slabs, pipe penetrations and electrical conduits, often using concealed mud tubes to maintain a protected route.

Look for mud tubes near foundations or skirting, discarded wings after swarming, hollow-sounding timber, bubbling paint, damaged door frames or fine wood debris near built-in carpentry. The visible evidence may not be close to the colony, so a professional inspection is important before choosing treatment.

Pre-construction termite soil treatment

Pre-construction treatment is carried out during construction or major rebuilding, before the concrete slab is poured. Depending on the project design, technicians may treat prepared soil, foundation footings, backfills, utility trenches and other accessible areas. Protective sheeting or other site measures may be specified by the project team to protect the treated zone before the slab is completed.

The treatment sequence should be coordinated with the builder, civil or structural team and other contractors. Drawings, soil conditions, service routes, construction stage and project specifications determine the final scope and documentation.

Post-construction or corrective soil treatment

Existing landed properties, shop houses, commercial units and factories may require corrective treatment when inspection identifies active termites or likely entry routes. Where suitable, technicians can establish a sub-slab or perimeter barrier through controlled drilling and soil injection.

Precision drilling: Small access holes may be drilled through concrete slabs, tiles or perimeter areas at spacing determined by the building structure and treatment plan.Pressure injection: Calibrated equipment applies the selected termiticide into the soil beneath or beside the slab.Professional resealing: Openings are filled with suitable cement, grout, matching mortar or approved finishing plugs to restore the surface.

Not every property is suitable for the same drilling or injection pattern. Technicians must map utilities, pipes, electrical routes, structural constraints and access before work begins.

Pre-construction versus post-construction treatment

At a glance: choose the approach based on the property stage.Pre-construction work is planned before slabs are completed; corrective treatment is designed for existing buildings where inspection confirms suitable access.
Consideration Pre-construction treatment Post-construction treatment
Target property New buildings, major rebuilding and sites with exposed soil. Existing landed properties, shop houses and commercial buildings.
Application method Application to accessible soil before slab casting. Controlled drilling, rodding or pressure injection into soil below or beside the slab.
Barrier coverage Planned around the foundation and accessible footprint. Planned around accessible perimeters, walls, pillars and identified entry routes.
Planning needs Coordination with construction drawings, sequencing and site safety. Utility mapping, occupant preparation, access planning and careful resealing.
Follow-up Project records and future inspection recommendations. Service documentation, monitoring and periodic inspection based on site risk.

PestCare’s five-step professional soil-treatment process

Thorough site inspection: Specialists inspect accessible internal and external walls, skirting boards, built-in cabinets, timber, floor edges, garden perimeters and moisture-prone areas.Utility and perimeter mapping: The team reviews available plans and traces service routes, plumbing, electrical cables and possible termite entry points to identify safe treatment locations.High-pressure termiticide injection: Where corrective treatment is suitable, calibrated equipment applies the selected NEA-registered or approved product to the agreed soil zones.Neat resealing and cleanup: Drilled openings are repaired with suitable waterproofing cement, matching grout or finishing plugs, subject to the surface and access conditions.Service documentation and follow-up: PestCare provides a service report describing the inspection, treatment, observations, preparation or re-entry guidance and recommended monitoring.

Four clear signs your property may need termite soil treatment

Mud tubes on walls or foundations: Brown, pencil-width earthen tunnels may run along foundations, skirting, tile grout lines or outdoor pillars.Discarded wings or flying swarmers: Winged termites may appear near lights or windows, particularly after warm or wet weather.Hollow-sounding wood or bubbling paint: Parquet, timber skirting, door frames and cabinetry may feel soft or sound hollow when tapped.Wood debris near built-in carpentry: Fine particles, frass or damaged timber near wardrobes and door frames should be investigated.

These signs can also have other causes. A qualified inspection should confirm whether termites are active, identify the entry route and determine whether soil treatment, baiting, repairs or another approach is appropriate.

Termite soil treatment versus termite baiting

Soil treatment creates a treated zone beneath or around a structure. Termite baiting uses monitoring stations containing bait that foraging termites can carry back to the colony over time. Soil treatment may be suitable for a planned barrier or corrective sub-slab application, while baiting may be useful where drilling or continuous soil access is limited.

The right programme depends on construction, evidence of activity, access, moisture, landscaping, the location of the colony and the owner’s monitoring goals. Some properties benefit from a combination of treatment, baiting, proofing and regular inspection.

FAQ's

When carried out correctly, termite soil treatment can be used safely around homes and occupied properties. Safety depends on the treatment product, application method and site conditions. Our technicians will advise on any preparation, restricted areas or re-entry requirements before treatment begins.

Is termite soil treatment safe for my family and pets?

Safety depends on the product, application method, site preparation and following the technician's instructions. Keep children and pets away from restricted areas until the stated re-entry guidance has been met.

How long does termite soil treatment last?

The duration of protection varies depending on the treatment product, soil conditions, moisture, drainage and changes to the property over time. Renovation works and landscaping may also affect treated areas. We will advise on the recommended inspection and monitoring schedule after treatment.

What is the difference between soil treatment and termite baiting?

Soil treatment creates a treated barrier beneath or around a structure to help prevent and control subterranean termite entry. Baiting uses strategically placed stations to target active termite colonies over time. A site inspection helps determine which method, or combination of methods, is most suitable for the property.

Can termite soil treatment be carried out in an occupied property?

Yes, in many cases. The treatment plan will take into account occupants, access requirements, ventilation, food preparation areas, children, pets and any required re-entry period. Where drilling or temporary access restrictions are necessary, our technicians will explain the preparation required before treatment begins.

Does soil treatment remove all termites immediately?

Not necessarily. Termite activity may take time to reduce after treatment, depending on the colony location, access to connected soil areas and the treatment method used. Moisture or structural conditions that support termite activity may also need to be addressed to reduce the risk of recurrence.
